Dear Chris Hinds, Serena Gonzales-Gutierrez, Sarah Parady, and Registered Neighborhood Organization Representatives:
Good afternoon. My name is Teri Greenberg, and I am the case manager for the zoning permit application to establish an Outdoor Gathering Area (OGA) in the Congress Park statistical neighborhood. This project is located in City Council District 10.
Pursuant to Sections 5.4.4, Article 5, 11.10.14, Article 11, and 12.4.2, Article 12, of the Denver Zoning Code, due to the location of the OGA being within 50’ of a Protected Zone District, this zoning permit application was processed as a ZPIN (Zoning Permit with Informational Notice). This application has been approved with conditions.
If anyone wishes to appeal this administrative decision, the appeal period begins on October 7, 2024, and ends at the close of business day on October 21, 2024.
To file the appeal, please take a copy of the attached findings and apply with the Board of Adjustment for Zoning Appeals on the second floor of 201 W. Colfax Ave., Dept. 201, Denver, CO, 80202. The Board can be reached at 720-913-3050 or boacontact@denvergov.org. For more information about the appeals process, please see Section 12.4.8, Appeal of Administrative Decision, and Section 12.3.3, Submission of Applications, Article 12, of the Denver Zoning Code, (the process to file an appeal the administrative decision to the Board of Adjustment for Zoning Appeals):
